The Leitchville weatherboard house on the property is in “a state of complete disrepair”, according to its online listing.

A sprawling rural Victorian block that’s home to a derelict weatherboard house has changed hands for a bargain $110,000.

The 2.32ha property is about a three-minute drive from the small town of Leitchville, 17km south east of Cohuna and 262km north west of Melbourne.

Its sold figure is rather more affordable than regional Victoria’s $634,000 median house price, according to realestate.com.au.

Nutrien Harcourts’ Tanya Harvey said two bidders competed for the “calm and tranquil” address at 159 McDonalds Rd when it went under the hammer on Friday.

Although the house passed in before hitting its $110,000 reserve, it sold soon afterwards following negotiations with the highest bidder.

Ms Harvey said the buyer, a local, was planning to keep cows and calves on the site and potentially look at building a house in the future.

In addition to a weatherboard house, there’s sheds and outbuildings on the land.

She said it was very rare for property in the region to be listed with such a low price tag, which had resulted in a lot of interest from both local residents and out-of-towners.

Mature trees, some hundreds of years old, are dotted across the land in addition to water tanks, sheds, outbuildings and boundary fencing.

There’s also a separate paddock, plus stock and domestic water connections in place,

“There’s power connected to the old house so that’s a fair benefit, it can cost upwards of $50,000 to connect at similar properties,” Ms Harvey added.

The new owner is planning to graze cattle on the property.

The online listing described the unoccupied weatherboard home as being in “a state of complete disrepair” and “uninhabitable” meaning that prospective purchasers could not set foot inside it for safety reasons.

Ms Harvey said that while it could be demolished to make way for a new residence, to her knowledge it could possibly be stripped back to the frame and rebuilt, pending expert advice and planning permission.

In the 2021 Australian Bureau of Statistics census, the wider Leitchville area recorded a population of 576 people.
