Every now and then, a compelling opportunity comes along, and buyers are taking notice of this alpine lifestyle offering.
At the gateway to the Snowy Mountains in Cooma, buyers are being offered the chance to build within reach of world-class skiing, hiking, fishing and outdoor recreation.
Newly released lots at Alpine Rise range from 500sqm to 1,000sqm, set within a picturesque valley and positioned as an affordable entry point into the region.
Cooma is a Snowy Mountains town becoming increasingly popular with savvy, lifestyle-focused buyers.
Why Cooma is attracting a new wave of buyers in 2025
According to Tim Clarke of Australian Land and Housing (ALH), Cooma is a location that has been overlooked for too long.
“As a location, it offers a great lifestyle with easy access to Canberra — around 90 minutes — which still makes it commutable,” he says.
“You’ve also got destinations like the Alpine region and Jindabyne close by.”
Cooma is surrounded by natural attractions, with locals enjoying skiing, hiking and fishing at nearby destinations including Perisher, Mount Kosciuszko and the Snowy River.
“But it doesn’t feel remote,” Mr Clarke says.
“There are good amenities within Cooma itself, including major shops, schools and community facilities.”
Close to the sights of the Snowy Mountains and only 90 minutes from Canberra, Alpine Rise offers the best of both worlds.
Education options include Cooma Public School, Monaro High School and Snowy Mountains Grammar School, along with a local hospital and established community groups.
Despite these drawcards, Cooma remains comparatively affordable. Realestate.com.au data shows the median house price sits at approximately $560,000, up 5.7 per cent year on year, placing the town on the radar of many new buyers.
An Urbis Market Outlook report projects Cooma’s population will grow by 29 per cent by 2046.
Growth is being driven not only by lifestyle appeal, but also by employment opportunities, including industrial and manufacturing roles linked to projects such as Snowy 2.0, as well as expanding retail, healthcare and service sectors.
How Alpine Rise offers flexibility and value for families
Located just minutes from the town centre, Alpine Rise, marketed by ALH, is gaining attention from a broad range of buyers.
The development comprises 140 elevated residential lots, designed for family living.
“It’s a strong opportunity because developments like this are rare in regional locations,” Mr Clarke says.
“It offers affordability while still being close to town.”
The estate provides convenient access to schools, parks and local amenities, and has been planned to support a connected community, with space for children to ride bikes and explore nearby parks and creeks.
ALH has also partnered with reputable builders, offering buyers the option of home and land packages.
Alpine Rise offers 140 land releases in the heart of the thriving town of Cooma.
Is regional NSW the next smart investment move?
With land prices at Alpine Rise ranging from $175,000 to $278,000, Mr Clarke says buyer interest has exceeded initial expectations.
Entry has been made accessible through a simple purchasing structure, with buyers able to secure a lot with a 5 per cent deposit, and settlement scheduled for mid-2026.
“The ability to enter at that price point makes it accessible to first home buyers, upsizers, downsizers and investors,” Mr Clarke says.
There is also no requirement to commence construction immediately.
“You can purchase the land and hold it if that suits your plans,” he says.
“Quality, build-ready land at this price in a region like this is increasingly rare.”
