Grant and Sharlene Hackett have sold their Brighton block of land, but it has gone at a loss compared to what they paid for it.

Grant Hackett has sold the Brighton site of his planned dream home in what will be a loss-making sale for the Olympian — but will free him up for a $13.425m Toorak move.

The Olympic gold medallist and his interior designer and dessert chef wife Sharlene paid $8.5m for the home in 2024, but it is understood to have sold for less than $7.7m amid difficult Melbourne market conditions.

With no home on the site, it is still likely to be one of the most expensive lawns sold in the suburb this year.

Had they proceeded with a planned home, the property would have likely been worth far more than the $8.5m they paid — though with building costs surging and the market stalling, it’s also possible they would have triggered a bigger loss by selling up after a build.

Hackett claimed back-to-back gold in the 2000 and 2004 Olympics 1500m Freestyle event, as well as winning numerous further silver and bronze medals in those Games and at the 2008 Beijing contest.

He also won 10 World Championship gold medals, and has since become chief executive at Generation Development Group.

He and Sharlene listed the 1181sq m allotment in Mulgoa St, Brighton, for $8m-$8.8m in May, but wound up cutting the price tag to $7.25m-$7.95m in June.

This week the home was advertised as for sale at $7m-$7.7m, with industry sources indicating it had sold within that range after it was tagged as under contract.

Kay & Burton’s Matthew Pillios handled the sale, after picking it up for spring from an earlier agent that had worked on the property, and would not discuss the price or his vendor.

However he said the property had attracted interest from a number of Melbourne builders.

Mr Pillios said he was not sure if the purchaser planned to proceed with plans already in place for the property, or pursue his own agenda.

The Hackett’s recently acquired future home naturally comes with a pool.

The Hacketts had designed a three-storey home with a basement, indoor and outdoor pools, a home gym and cinema for the block that is currently just a lawn.

Earlier this year the couple purchased a $13.425m Toorak home that comes with a lift between its multiple levels, a pool, expansive garage and a climate-controlled wine cellar.
