Prominent property developer Charles Mellick says Sydney’s Double Bay now rivals Beverly Hills in Los Angeles.

“Double Bay has stepped into a dazzling new era, one that mirrors the glamour, energy and polish of Beverly Hills,” says Mellick, the executive director of Fortis.

And now there’s a new $60m penthouse on the way, that’s set to obliterate the suburb’s apartment records (the current record is $24.95m for the Ode development in William St, set in 2022).

The penthouse will sit atop the four-level commercial building, Ruby House, which Mellick describes as “the crown jewel”.

The residence will have 1,100sqm on title, including 550 sqm of internal living space with 3m vaulted ceilings, a private wine cellar, wellness retreat, library, and a ‘great room’ designed for both grand entertaining and everyday living.

Raine and Horne Double Bay’s Alex Lyons says it will be “the largest, most meticulously finished penthouse in the eastern suburbs”.

Also included is a further 650sqm of north-facing landscaped terraces by popular celebrity landscaper Wyer & Co, which will have panoramic views across Double Bay.

It comes complete with a spa, full outdoor kitchen, and dining zones for year-round entertaining.

Privacy and security are the focus, with a six-car private garage and direct lift access to the penthouse.

“This is more than a residence, it’s a landmark defining a new benchmark in prestige living” says Raine and Horne Double Bay’s Alex Lyons, who is managing the listing alongside real estate heavyweight James Dack and the internal Fortis sales team.

“The largest, most meticulously finished penthouse in the eastern suburbs, it’s impossible to recreate at any price.”

He says the penthouse would suit someone who appreciates good architecture who has “the ability to live with ease between continents”.

Mellick says that real estate financier Pallas Group, owner of Fortis, has been at the centre of Double Bay’s transformation, reshaping the suburb over the past five years into one of Australia’s most desirable luxury lifestyle precincts.

Its projects have included Pallas House, the commercial development at 2 Guilfoyle Ave, home to celebrity chef Neil Perry and the bakery Baker Bleu along with a range of harbourside residential developments.

Apart from the penthouse, Mellick is also excited about Forum, a luxury co-working space with private offices — further along New South Head Rd — opening early next year.

As Ed Eve, the general manager of Pallas Group, says: “Double Bay has always had potential, it just needed the right vision and investment to bring it to life.

“Today, it’s the heart of Sydney’s social and cultural calendar, and we’ve only just begun.”
