Infamous ‘Bills Mafia House’ Located Next to Buffalo’s Highmark Stadium Sells for $110K Over Its Asking Price

The iconic “Bills Mafia House” has found a new owner who paid quite the premium for the privilege of owning a property that is located within touchdown distance of the Buffalo team‘s newly built Highmark Stadium.

According to records, the property—which hit the market in January for $699,900—was sold on March 13 for $810,000. That’s more than $110,000 over the asking price.

Those same records show that the Bills-themed residence was purchased by an LLC that is aptly named The Bills Mafia House.

While the buyer or buyers, who have not yet identified themselves, may have gone above and beyond to secure the dwelling, they stand to make a significant return on their investment, with the property offering an impressive history of usage as a short-term rental.

The two-bedroom property is situated in Orchard Park on the “closest residential street” to the gates of the brand-new Highmark Stadium, which is slated to open its doors to fans—and players—in the summer.

While the home boasts just 1,062 square feet of space, its “unbeatable location” at “ground zero” for tailgating makes it a potential gold mine, warranting the $659 per square foot asking price.

“The location is what makes this property so special,” listing agent Katelyn Eddy, of Keller Williams Realty Lancaster, told Realtor.com® soon after the property went on the market. “It sits on a section with two other properties between the practice facility and new stadium.”

Indeed, the property was flooded with interest from prospective buyers as soon as it hit the market, with Eddy previously revealing that seller Shane Prouty had received several offers before the property even hit the multiple listing service.

In a previous post shared on X, Prouty, who acquired the home 13 years ago for just $58,000, said he realized the time had come to transfer the torch for “the one and only OG” to a new owner, noting that he had high hopes of the property living up “to its potential.”

“As I look back on the last 14 years all I can say is it has been a wild ride!” he wrote. “We have met so many great people and made so many great friends along the way.

“However, the time has come for the one and only OG #BillsMafiaHouse to become something bigger, something better, and live up to its true potential.”

Prouty admitted that he did not believe he “has it in him” to carry the legacy of the home into the future, although he said he is “forever grateful” to everyone who has had a hand in the property’s history.

“With my career and family in my crosshairs it just isn’t in me to take it to the next level,” he continued. “We will always be around and always be a part of the tailgating scene somewhere! But the time has come [when] it won’t be [at the house].”

Prouty, who said he has not missed a single Bills home game in 16 years, insisted that he planned to continue supporting the team in its new stadium, but did not feel he could continue committing himself to the Buffalo squad while also managing the property’s maintenance.

While the property could be used as a primary or secondary residence, it is currently being used as an investment opportunity. The sellers originally used the home as their primary dwelling before turning it into a rental property several years ago.

Because the property sits on a double lot, there is an opportunity to increase potential income by renting out the land next to the home to those traveling to the game in RVs and campers.

“They rent [out] the house and the space for people with campers to come and enjoy the games,” Eddy said.

What makes the property more attractive and potentially more lucrative is that, in addition to allowing short-term rentals, its new zoning status now offers the next buyer an abundance of opportunities, including the unique possibility of custom-building a home of their dreams.

“It is zoned stadium mixed-use, so you could really use the property for anything,” she said. “It could be used for commercial or retail space. You could build a three-story building or open a bar or restaurant. The possibilities are endless, and it has tremendous exposure, catering to the thousands of fans who pass by each season.”

“[Buffalo Bills quarterback] Josh Allen filmed a commercial in there, sitting on the couch,” Eddy noted. “The entire house is decked out in all sorts of Bills memorabilia.”

The fan-favorite landmark is easy to spot with its exterior displaying the Buffalo Bills logo and #BILLSMAFIA sign.
