A 19th-century cheese factory that’s matured into a un-brie-lievable home has hit the market, offering buyers a slice of island history.

The carefully restored character home at 727 Randell Road, Hindmarsh Island was built in the late 1800s as a cheese factory serving the local farming community.

After falling out of commercial use, it was sympathetically restored into a residential property, with much of the historic character still preserved.

Original features have been retained throughout, including exposed stone walls and the cast-iron overhead drive shaft system that once powered the dairy machinery.

The interior includes a split-level open-plan kitchen, dining and living area, with soaring cathedral ceilings adding a sense of grandeur.

Two bedrooms are positioned on the lower level alongside a modern bathroom, laundry and a cosy sitting room overlooking the surrounding countryside.

The main bedroom occupies the upper level and functions as a private retreat with walk‑in robe and ensuite.

Outdoor living is a major drawcard, with a stone terrace off the rear of the home providing a lovely setting for enjoying views over the peaceful countryside.

Selling agent Jemma Morris said the property was likely to appeal to buyers seeking a property that didn’t fit the usual mould.

“It’s still got that lovely heritage charm but has all the modern comforts,” she said.

“The type of buyer will likely be Adelaide-based, someone who is looking for a lifestyle home and wants a property that’s unique.”

Ms Morris said the property was popular as a short term rental, adding to its appeal for buyers seeking a holiday home.

“Lots of families coming from high populated areas want to rent it because it’s so different from the norm.”

The gently undulating 14-acre property has scope to be used as a hobby farm, and includes a dam and established olive grove, as well as extensive garaging and solar panels.

Home values on Hindmarsh Island rose 9% in the past year, according to PropTrack data.

The area was accessible only by ferry until 2021 when the Hindmarsh Island Bridge connected the island to Goolwa, enabling easier access and allowing further residential development.

Ms Morris said the island provided an escape from the city while still providing easy access to shops, amenities and the beach.

“Hindmarsh Island is really unique in that it’s surrounded by fresh water but it’s right near the sea,” she said. “That combination is really rare.”

“It’s a really quiet, tranquil spot. You can hear yourself think.”

The home is on the market with a price guide of $2-2.15 million.
