The highest growing suburbs of 2025 have been revealed by PropTrack, showing where some properties have increased by as much as one third in value.
Across the country, the data reflects how unaffordability is pushing buyers further away from central business districts and adding demand to the capital city’s outer ring suburbs.
The top suburbs have been ranked by 12-month growth according to PropTrack’s automated valuation model (AVM).

Perth and Brisbane were the fastest growing state capitals in 2025 when it came to house prices, with the list topped by Perth’s Chidlow, followed by Brisbane’s Buccan.
In the apartment market, Adelaide’s North Plympton was the highest grower across the state capitals, with an extraordinary 36 per cent rise in value over the course of the year.
Melbourne and Sydney’s top performers had more modest rises in comparison, with growth of about 15-20 per cent.
Here were the top performers in each of the major capitals over 2025:
SYDNEY
Sydney’s outer ring suburbs showed the highest growth in 2025.
Outer ring suburbs dominated Sydney’s house growth in 2025, particularly those in Blacktown and the southwest.
Tregear in Blacktown was the Harbour City’s top growth suburb of the year, with an annual increase of 22 per cent, according to the AVM modelling.
Whalan and Lethbridge Park, both in Blacktown, also featured among the top five growth suburbs for houses.
Meanwhile, Bonnyrigg Heights and Wakeley represented the southwest, both growing 21 per cent over the year.

North St Marys in the Blue Mountains finished in equal fifth with homes growing 20 per cent.
Ray White United Group sales agent Peter Diamantidis said the St Marys area performed well due to the new metro line about to commence “hopefully within 12 months”.
The area, which Mr Diamantidis said had been popular with investors and first-home buyers in 2025, could grow further in the new year.
Growth in Sydney’s unit market was topped by Sylvania in the Sutherland Shire, where apartment prices rose by 26 per cent.

Reflecting Melbourne’s modest year in terms of growth, Frankston North was the city’s hottest suburb in 2025, with an annual increase of 18 per cent.
Andrew Condon of Ray White Frankston said the suburb in Melbourne’s Mornington Peninsula had been “undervalued for some time”.
“It’s one of the only available beachside suburbs that is still at an affordable price range,” he said.
“This, coupled with interest rates reducing and government incentives to help stimulate first-home buyers, has ramped up the market in the area.”

This home on Brunning Cr, Frankston North sold for $791,000 in November.
As of November, Frankston North’s median house price sits at $680,000.
Elsewhere, suburbs in Melbourne’s northwest were three of the top five growth suburbs, with Coolaroo, Dallas and Meadow Heights growing in the 15-17 per cent range.
Only two suburbs in Victoria’s capital achieved growth above 20 per cent, both of which were in the unit market.
Units in Wheelers Hill in Melbourne’s southeast were the city’s highest growers of the year, with their value rising by 24 per cent in 2025.

With a 12-month growth of 31 per cent, Buccan in Brisbane’s greater south was Australia’s second hottest suburb of the year for houses.
The suburb appealed to buyers thanks to the space on offer, according to Kate Handley of Ray White Waterford.
“A major driver of Buccan’s strong performance has been the continued demand for Lifestyle Acreage,” she said.
“Buyers haven’t forgotten what it felt like to be confined during Covid, and many families realised that living on a small suburban block with limited outdoor space wasn’t something they would ever choose again.”

This property on Hideaway Ln, Buccan, sold for $1.55m in June.
Ms Handley said the rise of working from home helped the suburb maintain appeal for buyers, despite it being a 40 minute drive from Brisbane’s CBD.
Suburbs in the Logan region held the top three spots, and five of Brisbane’s top 10.
The other half of the top 10 was held by suburbs in Ipswich, in Greater Brisbane’s west.

Buccan homes like this $1.9m property on Sharton Ave, sold in November, are known for their sizeable blocks.
Logan suburbs also dominated the list for unit growth, with Hillcrest’s 32 per cent growth over the year making it the hottest apartment market in the city.
Six of Brisbane’s 10 top-growing unit markets were in Logan, with Woodridge, Kooralbyn, Logan Central, Springwood and Boronia Heights all featuring.

Adelaide’s house price growth was strong.
The battle to be Adelaide’s hottest suburb was split between north and south.
Five suburbs from Adelaide’s north and five suburbs from Adelaide’s south split the top 10 for house price growth, with South Adelaide’s Somerton Park coming out on top.
Homes in the suburb grew by 21 per cent in 2025, trumping next best Gawler West by three per cent.
Ray White Glenelg | Brighton director Adam Keane said Somerton Park was popular because it offered “true beachside living” without the “busy, commercial feel” of nearby areas like Glenelg, Brighton and Henley.

This home on Tarlton St, Somerton Park sold for $3.02m in April.
The suburb has shot up to a median house price of $1.619m, and Mr Keane said this upward trajectory was likely to continue.
“There isn’t much stock coming to market and there are plenty of people trying to get into the area,” he said. “So the supply and demand imbalance is likely to keep pushing prices upward.”
Unit growth in the South Aussie capital was topped by North Plympton and Richmond – two suburbs in Adelaide’s west.
North Plympton units notably shot up in value by 36 per cent, the highest 12-month growth of any state capital market.

Chidlow in Perth’s outer east was the hottest state capital suburb in 2025, hitting the $1m median mark thanks to a 34 per cent growth spurt over the year.
As was the case around the country, Perth’s top growing suburbs for houses were almost all in the outer ring, with the top 10 being almost evenly split between Perth’s northeast and southeast.
It was a different case for Perth’s unit markets, with the top growing suburbs more diversely spread.

Chidlow was the highest growing suburb in the country for houses.
This home on Jordan Rd, Chidlow sold for $2.35m in October.
As the city continues to develop its housing density, suburbs like Wembley, Mount Lawley and Inglewood all featured among the top growing unit markets.
Wembley unit prices rose by 34 per cent over the course of the year, topping the city’s list for units.
A 31 per cent rise in unit prices in suburbs like Ellenbrook and Kenwick show that more buyers are willing to live further away from the city in pursuit of affordability.
